NNN means Net-Net-Net (usually called 'Triple Net' , which refers to the lease). Triple Net means that the Tenant is responsible and pays not only for the rent but for everything regarding the building, including taxes, maintenance, roof, and insurance. Some properties are NN - which usually means that the Landlord will be responsible for the roof and structure.  THESE ARE INVESTMENTS - YOU ARE NOT INVOLVED IN THE OPERATING BUSINESS.  YOU ARE BUYING A LONG-TERM STEADY INCOME AND REAL ESTATE, will be the LANDLORD/OWNER, AND YOU GAIN TAX BENEFITS.

Retail properties are often triple net (such as Walgreens, CVS, Publix, Applebee's, Burger King, Tire Kingdom, Starbucks, etc.). Leases tend to be long-term (15 to 30 years with options to renew).
